house vizualizations

Post by bitkar »

Hi, I have a WIP I would like to share with you. Its supposed to be highend vizualization for a building company (selling houses).
I made a first house for the customer as a demowork. That Alfa 156 is downloaded from turbosquid library (enhanced, made materials etc.) and now I will have to do some nice surounding, which will be the worst part :)

Very nice render! With another background (same scale of the 3d and less smooth), it will be perfect.

Thnx,
now Iam collecting some 3d trees I have. I will place sprite 2d trees in background (then a bg image), maybe some fence and definatly way for the car. On the grass will be a sandpit for children, this should be enough I hope :)
the picture now used is the hdri map.

Nice render although I must agree with Marcel. In addition, if you want an authentic "selling real estate" type image, whilst the car looks great, your current composition makes it the centre of attention. IMO, placing the camera 90 degrees over to the left and showing the entrance to the house with the car in the background would be a better image. HTH.

I think this view is good to show the entrance of the house. Maybe open the garage and put half of the car inside. I find curious that the house have windows only on the garage.

Well as a real estate appraiser I like it. I would however put a differnet car in the driveway. Not that an Alpha is not nice, but it is probably worth more than the house!! Also have you considered using Bryce for your landscaping? You can actually import that model into Bryce and your scale wold be set.

good sugestions, thankx... well its still wip, the camera look is temporary. Alfa Romeo will stay, its alot less valua than the house :) The car is worth 600 000CZK (new) and the house is 3 000 000CZK :) And I dont have currently better car and I dont have time to make one.
Hm... bryce is a nice idea, but I think tS will handle it. I have some nice trees.

Well the house is wierd a little, because it has more windows from the other side. Its true that this side is windowless. I dont know why. But this problem will solve the camera position as Breach Block said. Your were right with the composition. Iam curious how it will look like, Iam about to place some more objects, trees and make a nice grass.

well I have some progress, but its still not final. Some mistakes and not 100% made some details. Some objects will be added.
What Iam really unsure is the composition, its a real problem. Maybe a solution will be 2-3 views. I think it cannot have one good view, the house is stupid, really.

with 2 images you can do this:
First image: same view as your first image but without the car (maybe open the garage).
second image: turn a little the view to see more the wall with 2 windows at the left and keep the car.
If your project is the house, don't forget the house is more important than the car, even if the car is more beautifull than the house. The goal of a professional presentation is to show the subject, not the details around. If a detail is too important (as the car in the first image) just delete it.

If the images you have posted to date were “normal” renders, then I would say that both are pretty good. However you stated that the images were suppose to represent high-end visualisations that a company would use to sell their houses. And therein lies the problem. A photographer/studio would surely be briefed on exactly what the features of the house were, what aspects of the house the company were pushing to sell and what demographic the company would be looking to sell the house to. For example is the house in a quiet residential area, does it have extensive landscaped gardens, how many bedrooms are on offer, etc. etc. The more you think about these things, I think the easier your choices on composition will be. Now bearing in mind your image is going to be used to sell the property, your latest image could be interpreted in different ways. For example, the current owners obviously have children. And that's great if your trying to sell the property as a family home and it is a 3 bedroom property. However you could also take the view that the house is going to be in a poor decorative state because there are young kids in it riding their trikes up and down the hallway scuffing all the floors and paintwork. Another example is the way the windows are in shadow. That means the house will be quite cold inside because it does not receive direct sunlight in through the windows and that is normally considered a negative. However, if the house was located in a hot climate, that would be a bonus. So my advice would be to get to know your subject a lot better. List all the major selling points of the property and then design an image that shows as many of them as possible in an aesthetic and pleasing way. In addition, if you think about your image as a limited canvas with which you have to try and convey the maximum amount of information to the customer, you'll probably realise that your wasting a lot of it. I already know what grass looks like and I know what the sky looks like. So I don't really need your image to show them to me. :D Cropping the image accordingly should add greater impact as well. HTH.

breech: Iam not sure if you understand the purpouse. Well you are right about those things, but its not for a real estate office, its for building company. You just come to their website, choose a house and they will build it for you on your land. The house can be anywhere and anyone can have it, ppl with or without children. Thats not the point. The customer has a very poor vizuals now, propably from some architecural CAD app only. He needs the better vizuals to sell it better. The people needs to see just a nice picture of "their" (not yet) house. Purpose is to make ppl like the house - want to buy it and see how it looks like (coz its not build yet or you cant take photo of built house, because the past customer will not allow the have a picture of his house for the marketing purposes on the web, he paid for it just to have it for himselft and not for a good of that house company)

well. look how it looks like now:

Grass is pseudo3D:
I used sprinkle plugin and a plane with a grass texture and mask. Spreaded through the lawn on a grasstextured plane.
second good grass is to make texture like from the angle of view and use the planes only at "walls" so it will look like its 3d.

Hey, what's my dog doing at your house?! Send him home!

Latest version is better, but the sunshine and house color could use a little 'pop'.... seems muted/ muddy.
The landscape designer in me wants to sell you more bushes for that big blank front wall, and maybe a nice embossed concrete patio so that you don't have to mow grass under the patio furniture.

I see why that other guy put a big pink crab-apple tree in there, that blank wall and hidden front door is awkward.

A porch light, or a post light, address numbers, and a red front door all might help set the scene.

Why is the door in a recess and wastes precious space under the roof....... the little window goes right onto that shadowed recess and there is no window
on the main wall. I changed the house to a simple door which gives you much more space inside the house and a big double window- door to a porch
that opens to the front garden where you can sit and take your breakfast without getting wet and dirty feet plus you get enough light into the house.
The Czech Republik is only an hour away from Austria so the climate isnt any different from here......
Thats how I see the house.....

I think Bitkar either has a client or is making a render to compare to a real house or something like that. The architecture is already decided. Is that right Bitkar?

It might not be a problem if the house faces a busy street or an unattractive view.
I agree on the criticisms of the design, but it's not his design and that's what he has to work with.

They would see it.

If Bitkar has a client then the client will be pleased to see that he has modeled the house according to the unusual design the client wants.

If there is a real house like this and Bitkar is modeling it then when people see the real house they might think, "I wonder why there are no windows on that wall?" When Bitkar saw it he thought, "I'm going to use trueSpace to model and render that house."

yes, thats the problem. House project is done, its not subject of design for me. I have to work with it even when it has no windows (make the model of house according to existing plans). Maybe we will do a back view. My customer will decide. But I render this side because its the entrance/main side and original "vizuzalization" has this side too. I have to make it just better looking. Maybe I can put some tree in front of that house to cover the big surface without windows. But one of main purposes is for the buyers to see the house as it is. They need to see that there are no windows from this side.
IMHO I quite like it, coz I dont need windows to street, but garage and main entrance needs to be to a street side :) It doesnt look very attractive but its quite good to have it thisway. Offers a privacy for the inhabitants.

Either way i was just showing and pointing out that it must´nt be that way with a few corrections....
remember i see that house as if I were a client not an expert .
Some of the people who will see your renders will also see it that way.
Thats Why I see visualisations like these as very important before you end a project..... :?
I personaly would take the other side
its going to be very tough to put lipstick onto this side.....

the point is - it must be this way. You dont get it... customer of that building company buys a completed project. The house is just a product to buy. Building your own house of dreams, making your own project is a different service/bussiness and custom built house is more expensive. This is a little cheaper, because building company makes a house and exactly the same house will have more ppl. And to buy it, you need to see it, in 3D viz., not only a 2D plans. And thats my job now. The car, the grass, the bushes, tricycle, trees, etc. is the lipstick. Without it, the house would be too ordinary. This is exactly what is needed by my customer.

Bitkar I understand your problem.....!
I was talking as a customer.... I..... if I spend money wouldnt buy it if I see the house from that side..... it has nothing to do with
how much lipstick you put onto it.
my point was hide what you dont want to show rather then show it ! ;)
If a girl has fat legs its better to wear a long skirt rather then a mini.........
If the house is a finished product then you cant change it anyhow.
Choose an angle that shows that big windowless wall as little as possible.
Show it from the garage side and instead of showing the full car cut it in your view and place it so that the car hides that wall... etc.
I´m a photographer and i do these kind of things all the time.
Get it you dont have to lie... just dont say the truth.... ;)
Peter
P.s.:
Here you go ..thats my 2 cents.....
1. let some light shine into that dark area where the door is.... make the angle of the sun low and guide it into the cavity.
2. choose the angle that lets your wall with no windows appear as small as possible
3. put some plants in front of that wall and also in front of the garage wall......
4. cut the car so that it is not the dominant part of the view
put lots of flower around the boarders of your walkway....
5. Dont use a full wood fence but use bushes or trees around the whole property.......

See my imge for an example of the angle.....

well... first thing is to discous the hiding of truth with a customer, because as I wrote, the customer needs the see the house, not hiding it.

and in case it will be the way, your way to solve the problem is definatly great. Anyway I need some flowers and more trees in my sprite library :-/ I dont do green stuff usually, thats almost for first time, so iam not equiped well for it.

thanx peter.

btw: garage windows are small :) so that angle, well its lot better, but still not perfect, but it cant be with this house. Look at the first image I posted ;) I already had this kind of angle, but good idea is with the car.

This isn't a complaint but isn't the light a bit "harsh"?
I don't know why, but it feels a bit like the sun is almost in zenith and the sun is hard.
Could you soften it a bit perhaps? Perhaps more of an late day feel?

Good. Everything fits together. You know how pictures like this will have the photos and 3D obviously different but no so here. The leaves on the tree are too simple. Put smaller leaves and more of them or use a texture with alpha on them to hide the straight edges.

The last image will be perfect if you erase the tree and avoid to cut the right of the house. To do this, a 16/9 format will be better than a 4/3 format. Just add view at the right without change the left of the scene.

Bitkar your work is to show the costumer the result. Nothing else. The costumer has to deside whats right or wrong. If you with the renderings show the costumer the house what it would like to be and he is satisfied. It's OK. But if he founds it akward with the wall you have done is an important thing: to show how it going to bee in the end. Don't hide anything. Just show how it going to be.

Really better without the car. The sandbox takes too much space on the image (because it is near the cam). With the habit you focus on what the customer want. It's faster and more efficient. This is the experience. But is already very well.
